Most of the units in Beaver Creek are Industrial Condo units - individual landlords who do not really care who rents from them - I do not thnk they take the trouble to apply for a zoning variance from Industrial to Retail especially a Spa or Wellness Centre. And with that many cncentrated in 2 buildings, I am sure it was a Red Flag.
In a Shopping Plaza type all units are zoned Retail. Whether the landlord allow a Wellness Centre is again at te landlord discretion. Allowing another one if there is an existing one, it is probably going to be a stretch,
Many spa owners are trying to move to the west - Mississauga, Oakville etc. Not easy to find an accomadating landlord. I know, we tried.
